Our focus is on enhancing neighborhoods through thoughtful development, long-term ownership, and active management. Our origins date back to 1946 when Grocery Outlet Bargain Market was founded by Jim Read. Jim’s sons, Peter and Steven Read dramatically grew the business over four decades of leadership, ultimately going public in 2019.
Morgan Read joined his father and uncle in 2005 to establish and grow a diversified commercial real estate business. In 2014 Morgan and his lifelong friend Kasey Stevens formed R&S Investments and Aquatic Living, a joint venture multi-family development company and operating platform.

Peter is the former CEO and Chairman of the Board for Grocery Outlet, Inc.
Peter is a current Board Member of Seacology. Peter actively supports and formerly served on the Boards of the San Francisco SPCA, the Santa Clara University Leavey School of Business, the California Shakespeare Theatre, and the Santa Catalina School. Peter and his family established The Otter Cove Foundation, which supports a number of philanthropic causes in the San Francisco Bay Area, such as the Alta Bates Summit Foundation, the Lindsay Wildlife Museum, the Marine Mammal Center, USF and UCSF. Peter is a member of the World Presidents’ Organization (WPO).
Peter attended high school and college both in Switzerland and in the United States, and completed his education as an Economics graduate at the University of San Francisco.

Steven is the former CEO and Chairman of the Board for Grocery Outlet, Inc.
Steven is a current Board Member of the Steadman Philippon Research Institute, OCHO Candy, and the Board of Overseers of UCSF. Steven is a Trustee of the U.S. Ski & Snowboard Association and the U.S. Olympic Committee. Steven is a member of the World President’s Organization (WPO).
Steven attended Boarding School in Switzerland, the University of Utah, and obtained his BS/BA in Economics and French from the University of San Francisco.

Morgan oversees all aspects of the business including: acquisitions, development, capital structure, and operations. He is responsible for developing and implementing the company’s on-going strategic plan. Prior to joining Read Investments, Morgan worked at Goldman Sachs & Co.
Morgan is the former State Director for the International Council of Shopping Centers, a member of the Young Presidents Organization, The Nature Conservancy Leadership Council, and the Fisher Center Policy Advisory Board. Morgan is a licensed Real Estate Broker in the state of California.

Kasey Stevens oversees all aspects of business for Stevens Family Investments and affiliated entities. Stevens Family Investments owns, operates and invests in multifamily projects across the San Francisco Bay Area. In 2014, Kasey and Morgan formed R&S Investments, a joint venture multifamily development company. Kasey is a managing partner of R&S Investments alongside Morgan Read.
Prior to the formation of R&S Investments, Kasey spent over a decade working with Klingbeil Capital Management. Kasey is a member of the Fisher Center Policy Advisory Board.
